Prices shown are for exclusive use of Stowe 40 for up to 12 people. There is a one-time departure cleaning fee of $325 that includes all linens and trash removal. There is a 10% Vermont Rooms tax that is standard in Vermont. A pet fee of $40 per pet may also apply. All rates are subject to a damage protection policy that is available at a rate of $79 for $3000 in accidental damage coverage.

Policies


Stowe 40 Rental Policies

You must be 25 years of age or older to book a rental at Stowe 40

Rental home reservations are not confirmed and executed until a signed rental agreement and security agreement is received by the property management company.

Payment Policy

One-half of the total amount due must be paid upon signing the rental agreement. The remaining one-half is due no later than thirty days from the commencement date of the rental agreement for non-holiday rentals and no later than sixty days from the commencement date for holiday rentals. If signing of the rental agreement occurs less than thirty days from the commencement date for non-holiday rentals or less than sixty days from the commencement date for holiday rentals, then the full amount due shall be paid upon signing.

Property Damage Protector

The Property Damage Protector protects you from financial burden for losses due to damages that occur accidentally within the property while you occupy the residence. It does not cover any costs due to intentional acts, gross negligence or willful conduct by you or your traveling companions. Any additional cleaning or maintenance expense incurred due to smoking in the residence, unapproved pets in the residence, key locked in residence, furniture rearranged but not returned to original position, windows left open, not honoring check-out time, or any damage caused by gross negligence or willfull conduct by you or your travel companions will be charged immediately to your credit card. If we do not have a card on file, payment to the property management company or owners for the full amount is due within thirty days of receipt.

Security Deposit

The purpose of the security deposit is to secure the performance of Renter’s obligations under this Agreement, including but not limited to payment for: damage, injury, deterioration, or loss occurring to the Property; any extra cleaning or repair costs in excess of the standard cleaning charge; any unreturned keys; and any long distance telephone charges. Agent shall return the security deposit to Renter, less any deductions utilized for any of the aforestated purposes as specified in a written statement accompanying the return of the security deposit, by first class, postage prepaid mail to Renter’s aforestated address upon determination of any damages, and receipt of the telephone bill if any long distance calls are made and any other bills for charges incurred during the term of the lease.

Cancellation Policy

Cancellations 30 or more days prior to arrival (60 or more days for Winter Holiday periods) are refundable less a 15% service charge. No refunds will be issued within 30 days of arrival (60 or more days for Winter Holiday periods), under any circumstances unless property is re-rented. In the event Agent is able to re-rent the Property to another renter for the same or more rental payment as provided in this Agreement, provided however that Agent shall be under no obligation or expectation to do so, then Agent will return to Renter the security deposit and all payments made by Renter, less the 15% cancellation fee and any expenses incurred by Agent in re-renting the Property. Renter acknowledges and confirms that these remedies are reasonable liquidated damages for Renter’s failure to carry out Renter’s responsibilities under this Agreement.

Check-In/Check-Out Procedures

Check-in time is 4:00pm and check-out time is at 10:00am. If we know in advance that you would like either an earlier check-in or later check-out, we will do our best to make arrangements to accommodate your wishes.

Upon check-out, we ask our guest to leave the home in the same general condition as it was found. Leave the home clean, wash dishes, remove all food, shut windows and lock doors.

Pets

Stowe 40 is pet friendly with permission from the owners. An additional fee of $40 per pet is required when bringing pets.

Hot Tub

Stowe 40 has a hot tub and several other appliances. While we make every effort with servicing and upkeep, we will not be held responsible for their failure to work. In the event of a malfunction, please contact the property management company immediately, and we will make every effort to have it repaired as quickly as possible. The property managers require access to the property and hot tub once weekly for routine service. A fee may be assessed against renters who refuse or reschedule access for the property managers.

Fireplaces

There are two wood-burning fireplaces in the property. These are not intended as a primary heating source and should be used in moderation for ambiance only.

Trash

Trash will be picked up from a designated area outside the house three times per week. The property managers require access to the property once weekly for routine service. A fee may be assessed against renters who refuse or reschedule access for the property managers.

24/7 Emergency Maintenance

If there is an emergency, please telephone the property managers. We have a 24 hour answering service. If the problem can wait until morning, we would appreciate your calling us directly during regular business hours.

Non-Smoking

Stowe 40 is NON SMOKING.

Telephone/Long Distance Phone Calls

Long Distance calls will be charged to you along with a $20.00 service charge. In order to avoid this charge, please use a calling card or call collect.

Linens provided

Stowe 40 is fully equipped with sheets, towels and basic kitchen utensils. We would suggest that you bring your special favorites, if you’re planning on having particular things at hand. There will be an initial supply of paper towels, toilet paper, and soaps available upon arrival. There are 2 grocery stores in Stowe if you need further supplies.

Easy to find, prominent spot within the complex with great amenities. The large table adjacent to the kitchen was a favorite spot, as was the outdoor hot tub. A two-car garage was a great added benefit. (There's nothing like getting into a clear car after a snowfall.) Sleeping accommodations were very comfortable and all the way down to the towels, it was a super visit. I highly recommend it.

This is a great property for a large group. It has lots of space for 10+ but still feels cozy. The house is very well maintained and equipped with kitchen supplies, towels, pillows, blankets,etc. The owner was wonderful to deal with, responding quickly to a couple of special requests. Location was quiet yet still super convenient to everything at Stowe. We will be returning!

We couldn't have found a better place for our reunion. The house was as lovely as the photos, hot tub was ready and waiting, and the beds cozy and comfy. Perfect for a group of 12. Lot's to see and do in the area, and a great walking path nearby. The owners were responsive and easy to coordinate with. The house was immaculate. I'd stay there again without hesitation.

This home was a perfect spot for our family to enjoy Stowe during such a beautiful season! The home was just as described! Everything we needed for our large family was provided. We normally stay at Trapp but staying in this home we were able to all stay together. So much fun! The location is unbelievable! This past summer (August 2016) our family (5 adults & 3 children, ages 13, 10 & 7) spent a week at Stowe 40. We try to spend a week together every year and have all enjoyed times spent at other vacation homes located near the ocean or a lake but this vacation destination has made it to the top of our list for future trips. The house itself is spacious and conducive to spending time together or having private moments. The kitchen provided all the conveniences of home and we loved the dining room table which afforded the space for all of us to comfortably sit down and enjoy our meals. The location of the home was excellent with its close proximity to the mountain and reservoir and the convenience of being able to just walk to the swimming pool as well as hiking and biking trails. Restaurants are nearby and we even walked to dinner the last night of our vacation. Simply put, Stowe 40 is a top contender for a week away from home!

House is spacious and well appointed. Bedrooms can accommodate many guests and offer much privacy. Kitchen has everything you need and rest of house is also well equips for your needs (internet, TV, hot tub, fireplace). Yard is great for kids to play outside and proximity to mountain, restaurants and shops is ideal.

Thank you for sharing your lovely home - it was beautiful and perfect for our group. The location is great for both skiers and shoppers, and the kitchen super- equipped for everything. The living room set up allowed for multiple conversations and a nice fireplace setting and we all fit well (and fell in love with) the beautiful farm dinner table and chairs. The hot tub group was happy as well; could not have better unless we had gotten 12 inches of new snow. The interior was out of Fixer Uppers and all very clean.

We stayed at this house for a ski weekend. What a wonderful place! The house was very well maintained and outfitted . Really nice kitchen, furnishings, hot tub, etc. Rooms were spacious with very comfortable linens, towels, etc. Very close to mountain road and less than 10 min to the mountain. Perfect for families and/or large groups. Owners were great to work with.

Our family just had the most wonderful weekend in Stowe, largely due to the Stowe 40 property. Don't be fooled by the outside of the property. The inside is warm, cozy, welcoming and so comfortable. It's a perfect location -- between town and skiing. The rooms are well appointed and include everything you might need to enjoy your time away from home. The kitchen is well stocked with high quality essentials (pans, plates/bowls, glassware.) My three children loved the property and asked us when we could return! There were great trails for dog walking and cross country skiing. (I would imagine this is beautiful in the summer as well.) Everything was great. We'll be back. Thanks!

We came to Stowe 40 with two families: 4 adults and 3 children in total, for a skiing vacation. It was fabulous. The house couldn't have been better for us. In truth, we had far more space than we needed (another family could have joined us), but we were so comfortable and happy. The children, in particular, loved the jacuzzi after skiing and hanging out in the game room. We cooked breakfast and dinner at the house daily and found the kitchen perfectly well-equipped for all of our needs. We are a foodie family so our standards are generally high! The grill was a definite plus. We also brought our dog who loved taking long walks on the property. We were all surprised at how much we loved the house because we are generally tough customers who notice everything! But, it didn't disappoint and we would definitely want to return.

With 12 family members, we were very comfortable. The layout of the house allowed us to enjoy everything we did: meals and games around the large table, hanging out in the open living room/family room space, and relaxing in the hot tub. Just returned from an amazing Thanksgiving break at Stowe 40. Everything was just as advertised or even better !! We had a group of 12 adults with plenty of space. The house has a great open plan flow which for a group. The house has everything you could want, I've never rented a house with a kitchen so well equipped.Owners could not be more helpful or responsive. A perfect Stowe retreat. Can't wait to go back.

House is immaculate and private with large lot and great hot tub which we used every day. Amenities are comprehensive and of high quality. The layout is wonderful and perfect for a big group; it has an open floor plan, big dining table, lots of room to spread out, and essentially 3 separate bedroom "areas" for different family groupings among the 5-6 bedrooms and 3 and 1/2 baths. We we had 2 grandparents, 4 adults and 4 kids stay for the week and there was plenty of space. The little kids were over the moon by all the nice toys and books, the bunk beds and the hot tub!
The location of the house is perfect, too; very close to some of our favorite bars and restaurants in Stowe, right off the amazing recreational bike path, and a short drive to the mountain. We were blown away by the beauty and upkeep of Stowe and the rec path. We were also charmed by the friendly people, delicious food and family-friendly vibe at many bars and restaurants. Our vacation at 40Stowe goes down as one of the best we will surely ever have! Thank you to the owners and rental company for such care and attentiveness and for helping my family make such beautiful memories!!!

The house was quite comfortable and met all of our needs. There were a lot of us, including several young children, and everyone felt right at home with a lot of space and comforts. The house was clean, well stocked (in kitchen, for young and older children, pool and spa towels, and much more), and spacious. We had an excellent experience!

I can't say enough about this beautiful home. I rented this house over MLK weekend with my two sisters, husbands and their children. The layout of the home is perfect for everyone to have their own "space" while still enjoying the home as a family. The house was immaculate, filled with "extras" (toys for the kids, cozy blankets, every dish or kitchen supply you could think of, even garbage bags, soap and towels are all included for your use). The check in/out process was as simple as could be, Helen, the owner, was available also if you needed. Although the home is set in a condo-type community, it is actually a free standing home with a big driveway, garage and even front/back yard. It's private and beautiful. It's a quick drive to town and the mountain. Don't hesitate to rent this home. I actually think the pictures (though great) don't even do it justice. We hope to rent again in the future.

These are the types of reviews I hate to write, cause it's gonna make you want to rent it. That means I have to compete with you next year!
I've been renting houses near Stowe for five years now, and I've stayed in 5-6 different homes that are 4+ bedrooms. This is my favorite one yet. Here's why:
- Tons of room: My group is somewhat private. We enjoy our hang-out time, but we also like to retire to our rooms. These rooms are far enough away from the common areas and separated by walls. That means you don't spend a crappy day on the slopes because you couldn't sleep!
- Big kitchen: We always cook massive meals, and cooking for 10+ people is no small feat.
- Hot tub: Come on. You know you also filter search results by hot tub. It does a good job of staying at temperature. Watch the door handle on the way in. Your fingers will freeze to it.
- TV: Someone had a brilliant idea of putting the TV where you can see it from the tub. Clutch for the Olympics.
- Owner: Who doesn't love a responsive owner (and management company) when you're throwing around thousands of dollars. Helen is the bomb.
- Working fireplaces
- Location. Takes me about 10-15 minutes to drive to Stowe Resort. About 5 minutes to get to Stowe for groceries and gas.
I think I finally found a house I can rent year after year. I'll fight you for it.

Great place!  We had 2 families with adult children share the house (9 people in all).  It was a perfect place to gather.  The house was equipped perfectly from the wonderful furnishings to plush towels to pots and pans.  Quality throughout.  Will definitely stay again if we have a group.  Only problem was terrible weather...but we made the most of it having somewhere to “hang".

We spend every Christmas in Stowe. Each year we look for the perfect venue for our Christmas holiday. This includes a family of (10) mom and dad, four adult daughters, two with husbands and one child each (2 and 4). This beautifully decorated and well-equipped townhome met all our expectations. Great family gathering spaces, wonderful bedrooms, and a kitchen that had virtually any utensil one could need to do most of our cooking at home -- including one birthday and one Christmas celebration. The location is great -- near the restaurants, the Trapp Family Lodge and midway up the mountain. We loved every minute of our experience and would definitely book here again.

I wanted to thank you for such a wonderful stay at Stowe-40 over Thanksgiving.  My mother-in-law was the one that rented the property and it was absolutely perfect.  The house was brilliantly decorated, the 4 bathrooms made showering and getting ready easy for everyone, and the wood fire kept everybody warm and cozy the entire time. Thank you again for such an amazing trip.  In the 13 years I have been married to my husband, this is the first time we have ever gone away with his extended family.  It was so much fun spending the whole week together and getting time to really connect.  I am very grateful:)  Also, the chips/salsa/wine that were left for us combined with the hot tub made the trip extra special!!
