Stowe 40 Rental Policies

You must be 25 years of age or older to book a rental at Stowe 40

Rental home reservations are not confirmed and executed until a signed rental agreement and security agreement is received by the property management company.

Payment Policy

One-half of the total amount due must be paid upon signing the rental agreement. The remaining one-half is due no later than thirty days from the commencement date of the rental agreement for non-holiday rentals and no later than sixty days from the commencement date for holiday rentals. If signing of the rental agreement occurs less than thirty days from the commencement date for non-holiday rentals or less than sixty days from the commencement date for holiday rentals, then the full amount due shall be paid upon signing.

Property Damage Protector

The Property Damage Protector protects you from financial burden for losses due to damages that occur accidentally within the property while you occupy the residence. It does not cover any costs due to intentional acts, gross negligence or willful conduct by you or your traveling companions. Any additional cleaning or maintenance expense incurred due to smoking in the residence, unapproved pets in the residence, key locked in residence, furniture rearranged but not returned to original position, windows left open, not honoring check-out time, or any damage caused by gross negligence or willfull conduct by you or your travel companions will be charged immediately to your credit card. If we do not have a card on file, payment to the property management company or owners for the full amount is due within thirty days of receipt.

Security Deposit

The purpose of the security deposit is to secure the performance of Renter’s obligations under this Agreement, including but not limited to payment for: damage, injury, deterioration, or loss occurring to the Property; any extra cleaning or repair costs in excess of the standard cleaning charge; any unreturned keys; and any long distance telephone charges. Agent shall return the security deposit to Renter, less any deductions utilized for any of the aforestated purposes as specified in a written statement accompanying the return of the security deposit, by first class, postage prepaid mail to Renter’s aforestated address upon determination of any damages, and receipt of the telephone bill if any long distance calls are made and any other bills for charges incurred during the term of the lease.

Cancellation Policy

Cancellations 30 or more days prior to arrival (60 or more days for Winter Holiday periods) are refundable less a 15% service charge. No refunds will be issued within 30 days of arrival (60 or more days for Winter Holiday periods), under any circumstances unless property is re-rented. In the event Agent is able to re-rent the Property to another renter for the same or more rental payment as provided in this Agreement, provided however that Agent shall be under no obligation or expectation to do so, then Agent will return to Renter the security deposit and all payments made by Renter, less the 15% cancellation fee and any expenses incurred by Agent in re-renting the Property. Renter acknowledges and confirms that these remedies are reasonable liquidated damages for Renter’s failure to carry out Renter’s responsibilities under this Agreement.

Check-In/Check-Out Procedures

Check-in time is 4:00pm and check-out time is at 10:00am. If we know in advance that you would like either an earlier check-in or later check-out, we will do our best to make arrangements to accommodate your wishes.

Upon check-out, we ask our guest to leave the home in the same general condition as it was found. Leave the home clean, wash dishes, remove all food, shut windows and lock doors.


Stowe 40 is pet friendly with permission from the owners. An additional fee of $40 per pet is required when bringing pets.

Hot Tub

Stowe 40 has a hot tub and several other appliances. While we make every effort with servicing and upkeep, we will not be held responsible for their failure to work. In the event of a malfunction, please contact the property management company immediately, and we will make every effort to have it repaired as quickly as possible. The property managers require access to the property and hot tub once weekly for routine service. A fee may be assessed against renters who refuse or reschedule access for the property managers.


There are two wood-burning fireplaces in the property. These are not intended as a primary heating source and should be used in moderation for ambiance only.


Trash will be picked up from a designated area outside the house three times per week. The property managers require access to the property once weekly for routine service. A fee may be assessed against renters who refuse or reschedule access for the property managers.

24/7 Emergency Maintenance

If there is an emergency, please telephone the property managers. We have a 24 hour answering service. If the problem can wait until morning, we would appreciate your calling us directly during regular business hours.


Stowe 40 is NON SMOKING.

Telephone/Long Distance Phone Calls

Long Distance calls will be charged to you along with a $20.00 service charge. In order to avoid this charge, please use a calling card or call collect.

Linens provided

Stowe 40 is fully equipped with sheets, towels and basic kitchen utensils. We would suggest that you bring your special favorites, if you’re planning on having particular things at hand. There will be an initial supply of paper towels, toilet paper, and soaps available upon arrival. There are 2 grocery stores in Stowe if you need further supplies.
